Pooja Room:

Granite of worth upto Rs.50/sqft will be provided.

Staircase:

Granite of worth upto Rs.50/sqft will be provided.

Balcony and Open areas:

Anti-skid tiles of worth upto Rs.40/sqft will be provided.

Parking:

Anti-skid Parking tiles of worth upto Rs.35/sqft will be provided.

Waterproofing –

Dr.Fixit / Fosroc Water proofing solution will be used.

Note – Bathrooms , Balconies will be waterproofed to remain free of leaks. Warranty of 5 years will be provided for Water proofing.

Kitchen Granite Platform:

• Cost of the Granite platform will be upto Rs.100/sqft.

Ceramic Wall Tiles:

• Ceramic Wall Tiles worth upto Rs.35/sqft will be provided.
• Height of the Wall tiles will be upto 2 feet above the Granite platform.

Kitchen Sink, Faucets and Accessories:

• Stainless Steel Single Bowl sink of worth upto Rs.3,000 will be provided.
• Sink Faucet and Accessories worth upto Rs.1,500 will be provided.

Sanitaryware and CP fittings:

• Sanitaryware and CP fittings will be used of worth upto Rs.20,000 per Toilet
• Includes EWC, Washbasin with Pillarcock, Wallmixer/Diverter, Health Faucet, Overhead shower with Arm, Concealed stopcock, CP fittings and Accessories.

Ceramic Wall and Floor Tiles:

• Ceramic Wall tiles worth upto Rs.35/sqft and Floor tiles worth upto Rs.40/sqft will be provided.
• Height of the Wall tiles will be upto 7 feet above the Floor.

CPVC/PVC:

• Astral brand CPVC and PVC will be used in Plumbing.

Bathroom Doors:

• Waterproof Flush Doors will be provided of worth upto Rs.2,500 including fittings.

Main door and Frame:

• Teak Main door will be provided worth of Rs.20,000 including frame and fixtures.
• Height and width of the Main door frame will be 7 feet X 3 feet 6 inches.
• Thickness of the wood section will be 5 inches X 3 inches.
• Standard Door designs will be provided.

Windows:

• 3-track UPVC sliding windows with 5mm clear glass will be provide/Red Sal@ Rs.750/CFT.
• MS sections with 10mm MS grill for windows will be provided.
• Basic price for UPVC windows including MS grills is Rs 350/- per Sqft.
• Height and Width of the Windows and Grill design will be as per company standards.

Note: Upto 130 square feet of window openings will be considered for 1,000 square feet of Built-up area.

Internal Doors and Frames:

• Doors for internal rooms will be provided worth of Rs.9,000 including frame and fixtures.
  
• Neem wood will be provided for Internal Door Frames.
  
• Laminated Doors will be provided for Internal Rooms.
  
• Height and width of the internal door frame will be 7 feet X 3 feet.
  
• Thickness of the wood section will be 5 inches X 3 inches.
  
• Standard Door designs will be provided.
  

Pooja Room Door and Frame:

• Teak door will be provided worth of Rs.15,000 including frame and fixtures. Cost may vary based on designs.

Interior Painting:

• 2-coats of JK wall putty will be done.
• 2-coats of Asian/Berger paints Tractor Shynee emulsion will be provided.

External Painting:

• 1-coat of Asian/Berger paints Exterior Primer will be done.
• 2-coats of Asian/Berger paints ACE Weatherproof paint will be provided.

Wires:

Finolex or equivalent brand Fire-proof wires will be provided.

Conduiting Pipes:

VIP Brand Conduit Pipes will be provided.

Switches and Boards:

Anchor Roma or equivalent Brand Switches and Panel boards will be provided.

Note: Electric fixing and fixtures like Fans, Bulbs, Motor, Meters, Meter Box etc., are not included in the package. It will be of additional cost.

Overhead Tank:

Cauvery Make Water Tank will be provided.

Water tank capacity will be 1,000 liters.

UG Sump 3,000 Liters

Staircase and Balcony Railings:

MS Railings with Standard designs will be provided @155/RFT

MS Main Gate:

upto area 60 SFT @Rs.220/SFT

Interiors are not included in the package.

Temporary Power:

Client must provide Temporary power for the construction.

Temporary power renewal should be done by Client every month until the Construction of project is completed.

Water for Construction of the project:

Required amount of Water for construction of the project should be provided by the Client.

Electrical/BESCOM:

Electrical Meters and Meter Box are not included in the package.

BESCOM charges are NOT included in the package.

Road cutting:

Road cutting chares for BESCOM and BWSSB are NOT included in the package.

Breaking/drilling Rock:

Rock breaking or drilling expenses will be borne by Client.

1. Civil Engineer will be assigned for the project for inspection and monitoring the quality of work and progress.
2. Sheds for material storage /labour staying will be taken care of client only.
3. Demolition, Existing Debris Clearing, cutting of Trees, Removal of stocked up material at site will be additional Cost

1. Tiling for Circular/ helical/folded staircase will be charged extra.
2. Tapered roof area/Pergola will be charged Extra.
3. Wall niches shall be provided as per the Architects design and will be charged additional.
4. Light Fittings, Landscaping, Chimney Stove will be charged extra.
5. Compound wall will be charged additional (Other than Front Side)
6. Architect drawings to be provided in stages during construction, which will be a base line for design, material and finishing specifications.
7. Any other specifications not exclusively mentioned here will be additional cost.
8. Lofts will be charged extra.
9. Through Lintel will be charged extra.
10. OHT will be provided with Block Masonry platform of thickness 2′ from Terrace floor level.
